Terms & Conditions of Reservation

1. Reservation: The signing of this reservation form confirms the acceptance of the terms and conditions below and shall be binding to all persons intending to occupy the premises. Upon receipt of this signed reservation form & paid balance, Sun County Villas will then email the confirmation package to you within 7 days of your arrival. This will include the unit address, directions, gate code (if applicable) & the keyless condo entry code. ** Contact Sun Country Villas if you have NOT received the confirmation package within 3 days of arrival.

2. Availability: The premises will be available for occupancy from 4 pm on the first day of rental and must be vacated by 10 am on the day of departure. Early arrivals & late departs must be pre-arranged by office prior to stay. Failure to do so will result in a $50 charge to your credit card and/or account.

3. Cleaning Fee Charges: A one-time departure clean fee will be added as follows:

2 bdrm/ 2 bath - $70; 3 bdrm/ 2 bath - $80; 3 bdrm/ 3 bath - $90; 4 bdrm/ 3 bath - $100; 4 bdrm TwnHome $125

The premises will be clean upon your arrival. THERE IS NO DAILY MAID SERVICE. You have essential starter supplies consisting of: 2 toilet papers & 2 soaps per bathroom, 1 roll paper towels, laundry soap for 1 load, ample dish detergents & 2 trash bags per container. Extra supplies must be purchased at the store. There is a washer, dryer and ample sheets & towels in your unit. ** Pool towels are NOT included **.

4. Deposit and Balance: A reservation deposit of $100.00 will hold your vacation dates. The full balance is due no later than 30 days prior to your arrival.

5. Methods of Payment: Personal check, Money Order, Travelers Cheques, Visa, Master Card, Discover Card (a $5.00 convenience fee will be applied to all payments made by credit card).

6. Returned Check Policy: There is a $50.00 fee charged for any personal checks returned unpaid.

7. Security Deposit (required on all stays): Your $100 security deposit (condos). $200 security deposit (townhome) will be refunded 1 week after your departure date providing there are no breakages, missing items or damage to the premises and/or contents, pay per view movie charges, moving of furniture / beds & not replacing to original location or cleaning cost other than those normally incurred in connection with the occupancy of the premises.

8. Unpaid Balances: If the balance of the sum due as shown on the confirmation sheet remains unpaid 30 days prior to the date of arrival, the reservation will be canceled and all monies paid will be forfeited.

9. Cancellation Policy: If you cancel 31 days or more prior to your arrival date, all monies paid less a $50 cancellation fee will be refunded. For cancellations 30 to 15 days prior to your arrival date, 50% of the total reservation will be charged & the balance will be refunded. For cancellations 14 days or less prior to your arrival date, all monies paid will be forfeited. No Refunds. No Credit.
